The market becomes even more difficult to read becasue the volume is so low. It will be a big mistake to see it as stock market where price is determined by the latest transaction.

The article calling those vastly over priced property 高档楼盘 is very misleading. For example, there is really no 高档楼盘 around 世纪公园 any more. Recently marketed homes are all in 20+ story monster high rises with very ordinary design and service stacked very close to each other. They simply don't deserve RMB10k/M2. In 闵行区 is no such thing as 高档楼盘.

On the other hand, there is no sign of falling price for low density properties. In fact prices of somes truely high end single homes around 虹桥-青浦 and in PuDong continue to rise. The interesting thing about SH real estate market is it is so big, so diversified and so hard to characterise it almost like every district has its own market.

BTW, it's great to see 5-1 "golden week" with my own eyes: THERE ARE SO MANY PEOPLE! There is no sign of anti-Japanese activity in the street and no trace of such sentiment in people's talk...as I expected. The SH international auto show is the biggest auto show I have seen, with good looking sometimes half naked female models hanging around almost every cheap and expensive car. The entire exhibition center is full of intense desire I love it so much.
